  • "Can I see some examples of your past work and speak to a few references?" Don't just settle for pretty pictures on a website. Ask for addresses of projects you can actually drive by, and definitely ask for phone numbers of recent clients. A good, reputable builder will be happy to give you these.
  • "What's your warranty on both materials and labor?" A solid contractor stands behind their work, no question. You'll want to know what's covered and for how long, right?
  • "Who will actually be doing the work? Your employees or subcontractors?" It's not necessarily a problem if they use subs, but you need to know who's ultimately responsible for the quality and who you'll be talking to.
  • "How do you handle permits and inspections?" A true professional will know the local permitting process inside and out. They'll take care of getting all the necessary permits and schedule inspections at the right times.

What to Look For in a Deck Quote

Getting a quote isn't just about the final price. It's about getting clear, detailed information. A good quote should be thorough, not just a single number scribbled on a napkin.

  • Specific Materials: The quote should spell out the exact materials they'll use. For example, if it's a wood deck, what kind of wood? What grade? What brand of composite?

  • Can't Provide References or Portfolio: If they're vague or evasive, they've almost certainly got something to hide.
  • Unprofessional Communication: If they're hard to reach, don't show up on time for appointments, or give you vague answers, just imagine what it'll be like when they're actually working on your property.

Verifying Legitimacy: Do Your Homework

You've asked the questions, you've got the quotes. Now, it's time to double-check everything.

  • Check the Arizona Registrar of Contractors (ROC): Head over to the ROC website. You can look up their license number to confirm it's active, in good standing, and check for any disciplinary actions or complaints. This site is your best friend when hiring any contractor in Arizona.
  • Look Up Their Insurance: Ask for a certificate of insurance, then call the insurance company directly to verify coverage.
  • Google Them: Search their business name, their personal name, and their license number. Look for online reviews on Google, Yelp, or other local platforms. Don't just read the good ones; see how they respond to negative feedback, too.
  • Call References: Actually pick up the phone and call the references they provide. Ask about their experience, how communication went, if they were on time, and if they'd hire them again.
